I’ll be honest – when I first walked into Residence Inn New York Downtown Manhattan/Financial District, I wasn’t expecting much from what looked like another corporate extended-stay place. But you know what? This four-star property actually surprised me in all the right ways, especially if you’re planning to stay more than a night or two in the Financial District.
The location on Pearl Street is pretty stellar – you’re literally a few blocks from the 9/11 Memorial (which, I mean, is heavy but important to see), and Stone Street’s cobblestone restaurant row is right around the corner. That little stretch gets crazy busy on weekends with the after-work crowd, but it’s also where you’ll find some genuinely good eats without the Times Square tourist markup. The subway access is solid too – you’ve got the R and W trains at Whitehall, and honestly, from there you can get pretty much anywhere in the city without too much hassle.
What really sets this place apart is that every room is actually a suite with a full kitchen. I’m talking real appliances, not those tiny hotel fridges that barely keep your leftovers cold. The grocery situation down here isn’t amazing – there’s a small market on Water Street, but for serious shopping you’ll want to head up to the Union Square area. The suites themselves feel more like temporary apartments than hotel rooms, which makes a huge difference if you’re staying for work or with family. The beds are comfortable (though the pillows are a bit too soft for my taste), and the soundproofing is surprisingly good considering you’re in lower Manhattan. I barely heard street noise, even on the lower floors facing Pearl Street where delivery trucks rumble by in the early morning.
The staff here genuinely seems to care, which isn’t always a given in New York hotels. Check-in was smooth, and when I had an issue with the WiFi (it was spotty on the third floor), they actually sent someone up within ten minutes to sort it out. The complimentary breakfast is better than most – real eggs, not just the powdered stuff, and decent coffee. There’s also this little evening social thing they do with drinks and light snacks, which sounds cheesy but is actually a nice way to unwind after walking around the city all day. The fitness center is small but has the basics, and there’s a laundry room that’s actually clean and well-maintained – trust me, that matters when you’re staying for more than a few days.
The neighborhood gets pretty quiet at night since it’s mostly business district, which is either perfect for sleeping or a bit too dead depending on what you’re looking for. Wall Street empties out after 6 PM, so don’t expect much nightlife within walking distance, but the trade-off is that you’ll actually get some rest. Parking is available in the building, which is honestly a miracle in this part of town, though it’ll cost you about what you’d expect for Manhattan. If you’re looking for a place that feels more like a temporary home base than a typical hotel room, especially somewhere you can actually cook a meal and spread out a bit, this place delivers without the premium price tag of some of the fancier spots uptown.

Breakfast was nice. The location was close to subway stations.

The staff members were helpful, but the elevators often did not work prooerly.
The blueberry muffins, and waffles were enjoyed. The bananas were a good choice.
What could be improved: The plates and utensils should be at the beginning and not above food items or in the middle.
Other than the showers, it was a good stay overall.

What could be improved: The showers are not very well designed; the water kept leaking out onto the floor and made it wet. The air conditioner in the room was a bit noisy as well.

Great location. We had a very comfortable stay. Our room was sufficiently large and comfy with a great view. The bathroom was huge. There was a small kitchen with a microwave and a drip coffee machine and some utensils, although no stove. The wifi speed was also fast enough for meetings or streaming. Although the hotel is in the downtown area, our room had excellent noise insulation.
The check-in and check-out process was very smooth. The buffet breakfast had sufficient options for vegetarians - nothing sumptuous but definitely met our expectations.
Overall, a great option for a few nights stay for leisure or business.
What could be improved: As other reviewers have mentioned, waiting for the elevators can be a little frustrating during peak hours. We would have liked at least a few vegetarian options in the mini shop below - there were none.

The dining area is well arranged for Breakfast and the same area is also available for guests throughout the day for sitting and relaxing.
What could be improved: The property charged the first day of reservation prior to my arrival for check-in even the terms of reservation is "no prepayment is needed pay when stay"
