It’s a four-star property that feels more like a stylish friend’s place than a stuffy business hotel, which honestly makes sense given its location right in the heart of the Financial District. The design philosophy here prioritizes social spaces and modern aesthetics over traditional formality.
Location & Neighborhood
You know what’s great about Ann Street? You’re literally steps from the Brooklyn Bridge, and I mean you can walk there in about three minutes. New York‘s Financial District might seem all business during the day, but evenings here are surprisingly lively — especially around Stone Street’s cobblestone bars and South Street Seaport. The subway connections are solid too, with multiple lines within a few blocks, so getting uptown or to Brooklyn is actually pretty painless. You’re positioned perfectly for exploring lower Manhattan’s historic neighborhoods and waterfront attractions.
The Room Experience
The room design is smart — they’ve maximized every inch without making it feel cramped. Sure, it’s compact (this is Manhattan after all), but everything has a purpose. The bed is surprisingly comfortable, and there’s this clever fold-down desk that actually works for getting things done. What I really appreciated was the lighting — they got it right with multiple options instead of just harsh overhead fluorescents that make you look like you’re in an interrogation. Modern furnishings and thoughtful touches elevate the overall experience.
Breakfast & Dining
The breakfast situation is pretty straightforward — American classics that you can grab and go if you’re rushing to catch the Staten Island Ferry or meet someone in Midtown. It’s not fancy, but it gets the job done, and honestly, with all the incredible food options in this neighborhood, you’ll probably want to explore anyway. There’s a decent coffee setup in the lobby that keeps things moving in the mornings. The restaurant area provides a casual atmosphere perfect for starting your day.
Why Guests Love It
Here’s the thing — couples absolutely love this place, and after staying here, I get why they rated the location so highly. There’s something romantic about being able to walk to the waterfront at sunset, then duck into a cozy wine bar on Stone Street. The hotel strikes this perfect balance between being in the thick of things but not overwhelmed by Times Square chaos. Plus, the staff genuinely seems to enjoy working here, which makes a difference when you need recommendations or just want to chat about the city. It’s the kind of place where you feel like you’re experiencing the real New York, not just visiting it. The overall vibe encourages guests to become part of the neighborhood rather than remain isolated in their rooms.
Hotel in New York booking should be done early, especially during holiday seasons when the city hosts internationally celebrated events and concerts at Madison Square Garden and other iconic venues.

They shouldn’t rent rooms with broken temp gauges.
The staff was wonderful & the food and drinks in the lounge were great!
What could be improved: Our air/heat in the room was malfunctioning so it was either freezing or sweltering the whole time. We asked for maintenance to come while we were out, they didn’t come. We called again before bed and they came but were unable to fix it. They brought us extra blankets. It was hard to get a good night’s sleep.
Great Views, Great Location and Kind Staff!
This location was amazing for our stay, very close to the Brooklyn bridge and great views. The staff were amazing, we ran into issues with our key cards but they had the engineer Will come up immediately to resolve and he was a joy to interact with.
What could be improved: The elavators were a bit inconsistent but nothing to ruin the stay.

The staff, especially at reception, was cordial, responsive, and cheerful.
The location, specifically proximity to the Seaport and adjacent neighborhoods, is good. It was a different experience to stay that far downtown for us. Pleasantly quiet down there on Saturday and Sunday.
What could be improved: The hotel has no lobby. When we arrived, the tiny reception area directly in front of the elevators was jammed with people waiting to check out and others coming off the elevators with all their luggage adding to the confusion.
There was never more than one working elevator during our stay. And Sunday when we left both elevators were out of service.
All in all, it was an excellent stay!
I liked the basketball court and the gym, as well as the floor to ceiling windows, and the view from our room.
What could be improved: waiting in line for 45 minutes for check in, and the broken elevators from ground level to the lobby. Throughout our day, only one was working and then the second broke too.

Great location and laid back vibe. No notable noise transfer between rooms.
What could be improved: It should all be good but there were flaws, very little space to hang clothes, slow elevators, sleepy service, poorly understood credit system for food and bevs daily. And some good and some poor food. Ie worst cream cheese bagel in NYC, but good waffles. Music too loud to talk on the bar and a shrug when we left...
Perfect place to stay!
The bed is so comfortable and the room is relaxing. It’s convenient , close to restaurants and shops. I love that I don’t need to remind the front desk to do housekeeping service.

I liked that it was out of the way from everything. The atmosphere was great from the bartenders to the housekeepers on the floor. I would say this is my favorite Moxy compared to the Times Square one.
